Mortgage rates crack 7.5% and suddenly the market feels like it’s holding its breath. But life doesn’t stop, and neither does real estate in Delaware County, PA and beyond into the Greater Philadelphia area. That's why Good Neighbor Podcast Host Bob Blaisse sat down with Keith Lombardi, the Delaware County Real Estate Agent with REMAX Main Line and the Tom Toole Sales Group, Pennsylvania's #1 RE/MAX Team since 2018.

In this episode of the Good Neighbor Podcast, Bob and Keith talk about what’s actually happening on the ground and how buyers and sellers can move with confidence even when headlines say, “down market.” Keith breaks down why he’s been more "listing-heavy" lately, what he’s seeing from buyers who have just lately pulled back a bit, and how they can gain from some hidden leverage when competition drops. Keith also gets specific with negotiation strategies, including inspections, seller concessions, and how credits can sometimes be used to help buy down an interest rate.

If you’re trying to time a home purchase, wondering whether to wait, or searching for practical home buying tips with high interest rates, this conversation will give you a clear framework to think through your next step. Listen to gain professional insights into the value of working with a real estate team versus a solo agent, especially once a property is under contract and the behind-the-scenes deadlines start piling up. You'll hear Keith share how his being licensed to represent buyers or sellers in Pennsylvania, Delaware, and New Jersey helps him stay far more informed about the latest changes to real estate law and good practices across the Philadelphia metro region and suburban markets to always be solving for a more rapid and smooth real estate transaction.
